Background.

Arcus Real Estate was founded in 2012 and specialises in the commercialisation and management of real estate projects for premium/luxury retail, Outlets and "Triple A" shopping centres in Italy.

Every Arcus Real Estate project, from the modern Outlet Village to the upscale shopping centre, is designed to sit harmoniously in the surrounding area and to enrich it. It becomes a draw for tourism, a lever for economic development (through direct jobs and induced activity) and a chance to improve the architectural quality of the area, with schemes built to hold and grow their value over time.

Portrait of Luca Nasi, General Manager of Arcus Real Estate

«Running real estate projects successfully takes fast decisions based on data nobody argues with. With Nego Dashboard we finally left behind the slowness and the risks of manual processes, and got an immediate, centralised and reliable view of how the whole portfolio is performing. Knowing we can count on figures that are always current and validated in real time lets us plan our business strategies with complete confidence and no delay.»

Challenge.

At a time when Asset management was still focused almost entirely on property metrics, Arcus began to feel the need to apply a model closer to the Retail world and to have a tool to monitor how the stores were performing, in order to strengthen the relationship with Tenants and the performance of the Centre.

Back then, the figures were shared only rarely, and the analysis models were not yet developed enough to guide decisions.

Over time the market kept growing and accelerating, leading Arcus to adopt a more structured and complex tool, one able to read and also anticipate Outlet trends, Retail dynamics and the direction of the sector as a whole.

Implementation.

To reach these goals, Arcus decided to work with Digi Unit S.r.l. to implement and customise the NEGO platform.

NEGO simplifies and streamlines data management with advanced, customisable Asset Management tools that deliver insight and projections in real time.

Of the NEGO suite, Arcus currently uses the Nego Web and Nego Dashboard modules.

  • The operational heart

    Nego Web

Nego Web is the operational heart of the NEGO platform: it manages master data (Assets, Units, Brands and their contracts), collects and integrates data (contractual and actual sales, rents and charges, pedestrian and vehicle traffic, weather conditions), offers comparative performance analysis (including multi-Asset) in real time across a wide range of KPIs, and generates reporting for owners and management.

The data produced by Nego Web can then be processed by the analysts for more specific and vertical studies.

  • The visual synthesis

    Nego Dashboard

Nego Dashboard is the visual synthesis of the NEGO platform: it reads the operational data of Nego Web and turns it into a dashboard made of graphical objects (widgets, charts, interactive floor plans) that are immediate to understand and use, designed for people who need to decide quickly, without digging into detailed reporting.

Benefits and results.

  1. Speed

In a market that changes constantly, Arcus can count on NEGO to understand in real time what is happening in the Centres, steer strategic choices and quickly trigger corrective measures on potential issues.

  2. Agility and scalability

The tool is highly agile and scalable in terms of what the interface can carry, allowing the management of any number of Assets.

  3. Official data

Another important benefit is official data. Arcus works in contexts where several systems talk to each other, with data constantly moving from one platform to the next: before NEGO it was not always clear which figure was the official one. Adopting NEGO as the reliable source of data has given Arcus a system that stays the reference point for the whole organisation. Official status and aggregation thus become two pillars of the process.

  4. Objectivity

For the Leasing department, NEGO provides a numerical way to compare and check how Brands are performing during deals, renewals, renegotiations or when problems arise. Without sharing the specific data of other brands, NEGO supplies meaningful references that support objective choices.

  5. Autonomy

Arcus can rely on NEGO to streamline analysis work and make data accessible autonomously, with no forced intermediate steps through Analysts or Managers, generating benefits in quality, reliability and turnaround times.

Partnership.

Over the course of the collaboration, an ongoing and transparent dialogue took shape between Arcus and Digi Unit.

Alongside its willingness to handle change requests, Digi Unit has shown a constant commitment to genuinely improving the experience of the platform for the business, with real attention to customisation. The approach has always been participatory rather than the simple delivery of an off-the-shelf technical solution: shared work aimed at understanding the practical need and building together the most suitable answer.

The Digi Unit team is proactive, sharing innovations coming out of the developments under way for the sector: suggestions that have always been welcome, even when Arcus did not necessarily adopt them.

That responsiveness, able to catch issues before they surface, has proved one of the strengths of the collaboration.

Future projects.

In a competitive and constantly evolving market such as Retail Real Estate, keeping up with the times matters. That is why Arcus is evaluating further modules of the suite, such as Nego CRM and Summer, NEGO's AI agent.

  • The commercial cycle

    Nego CRM

Nego CRM, designed to support the Leasing department, is the link between selling the spaces and running them day to day, governing the commercial life cycle of every Unit: from Brand prospecting to contract signature, managing the whole deal pipeline, the negotiation workflow and document filing.

  • Conversational analysis

    Nego AI/Summer

Nego AI/Summer is the most innovative layer of the suite: a conversational artificial intelligence that works on the data of Nego Web, making analysis accessible to anyone, in natural language, with no particular technical skills required and guaranteeing data sovereignty.
